Choosing a property in Bulgaria

The decision about the trip
Having decided to go to Bulgaria and see the selected objects, you will need to make a visa at the consulate of Bulgaria, or the visa departments located in Moscow, St. Petersburg, Ekaterinburg, Novosibirsk. You can also seek assistance from our representative in Moscow, which will provide you with all the necessary information about the documents for visa, or will buy tickets for you. In Bulgaria, we will confirm to you the existence of the selected object, its current value.
Free Trial Visit
After you decide to visit Bulgaria, we will help you make the visa, purchase tickets, book a room, prepare and provide you with a plan of action for our country. At the airport, you will meet our Russian-speaking representative who will take you to the hotel and agree with your plan of action on the following dates of your stay in the country. Inspections will begin at the specified time. You can neet a realtor in our company, prepared in advance to inspect properties, as well as meet their developers. Because we always strive to ensure that our client receives as much information as possible not only about objects but about the country, local customs of the inhabitants, prices, during the examination you will visit all the sights, get acquainted with local customs, try the national dishes. After inspection, we will hold a meeting with you in our office and summarize the trip.
If the price of your property exceeds the sum of 50,000 euros, we will pay you the cost of your ticket and visa.
Preliminary agreement
The preliminary contract contains the following conditions: a detailed description of the purchased property in Bulgaria, the date of commissioning, the price, terms, conditions and payment plan, guarantees and penalties. The contract is drawn up in two languages: Bulgarian and Russian. You receive and sign it either in Bulgaria, by e-mail or via our representative in Moscow. Signed original contracts exchange occurs through the international postal service, which will deliver your copy to our office. After signing the preliminary contract, you usually have time to make the first payment, usually about within two weeks, if there is no other agreement with the developer.
Transfer of the property
After full payment under the contract drawn up so-called notary deed (ownership document) - the main document confirming transfer of ownership to you. Before signing the act, the notary must always check the condition of the property to date and provide the information received from the territorial tax service, which reflects the presence or absence of a mortgage, the right to use the object of others, a ban on the sale, etc. The notary also provides an opportunity to independently verify the customer object in the local municipality.
For its registration the following documents should be submitted:
- Draft notary deed;
- Documents proving the identity of participants in the transaction;
- A notarized power of attorney in case some of the parties is being represented by an authorized person;
- Documents certifying the right to property;
- A declaration certifying the civil, family and property status of the parties;
- A declaration that a person has no debt to pay local taxes and any taxes whatsoever;
- A declaration made by the translators of the authenticity of the translation;
- Certificate of tax assessment and taxes paid;
Our company will prepare and provide all necessary documents for the transaction.
After signing the property document, it is being transferred to the District Court, which contributes to the State Register of Immovable Property in the deed recording a change of circumstances on the object. By the time it takes about a month. Foreigners and legal persons who have bought property in Bulgaria, are obliged to implement their Bulstat registration and the tax services was to issue a single identification number to them. The registration process takes about 1 month.
To perform all operations on the transaction from Russia, you need to make a warrant to a representative of our company, which will deal with registration of the property on your behalf in the territory of Bulgaria. When you are ready, you can be personally present and represent your interests dn the territory of Bulgaria at every stage of registration of the transaction.
